Rent Collection Service
A 1-hour no-obligation free on-site consultation to view your property and discuss your tenant preferences.
Advice on preparing your property for letting to ensure you receive the maximum rent. We will also advise you of your legal requirements and obligations.
We will prepare the advert and list your property ‘for let’. We will photograph your property, highlighting its best features and produce a floor plan.
Inventory. If you don’t have an inventory, we will arrange for one to be prepared.
Viewings with prospective tenants. At Carlean we do not do group viewings, as we don’t believe they give us the best insight into the prospective tenant. By giving each tenant an individual viewing, we can ask the right questions to establish if the tenant and the property are a good match. It’s important to us that we find you the right tenant, even if we are not managing the property.
Reference checks. Once a suitable tenant has been selected, we will carry out full referencing. This will include identity, employment and previous landlord checks, along with a financial report. At Carlean we only take tenants who pass our credit check.
Preparation of the tenancy agreement. Once we have found your new tenant, we will prepare the tenancy agreement.
We will collect the deposit and, if you would like us to, we will protect it and hold it in our client account for the duration of the tenancy.
Tenancy set-up. As part of the tenancy set-up all utility companies and the local authority are advised that a new tenant is in the property.
Where possible we will attend a new tenant check-in, to ensure that your tenant is happy and settled.
We will collect your rent, make any deductions and forward the balance to you.
No ‘hidden extras’. Our tenant find fee is one month’s rent, plus any additional costs (e.g. obtaining the necessary certification, inventory or any maintenance work required prior to letting). All costs will be explained up front, so you won’t have any nasty surprises.
Let Only Service
Our Let Only Service, includes all of the activities within the Rent Collection Service with the exception of collecting rent, making deductions and forwarding the balance on.
